5 Indicators You May Need to Replace Your Roof

Your roof is one of the most important home improvements that you will make to your home. It keeps you safe and dry. Nobody wants to replace a roof unless they absolutely need to.
How do you know that you need to replace your roof? Typically, when homeowners think about roofing problems they think of leaks. But sometimes a roof can naturally reach the end of its useful life without experiencing a roof failure.
Here are 5 indicators that it might be time to replace your roof.
- How old is your roof? Generally speaking, a typical roof will last between 20 and 25 years.
- One of the first tell-tale signs is seeing parts of your roof in the yard or the rain gutters. If you have composition shingles, are shingle granules in the gutters? Seeing lots of shingle granules in your gutters or on the ground below the downspouts could be a sign that your shingles are at the end of their life cycle. If you have a wood shake roof, bits of shakes on the ground after a wind storm indicate the roof is near the end.
- Whether shakes or composition, are your shingles curling or missing? Both can be indicators that it’s time to look into replacing your roof. Also, if your roof shingles are falling apart or missing in the roof valley, it can be a sure sign you need a new roof. Remember that snow and rain flow through the valleys into the gutters, so if the valley is compromised, leaks could be soon to follow.
- Can you see the light? If you are in your attic, check if daylight is coming through the roof boards. If there is, that’s a good indicator that you must replace the roof.
- Are the neighbors replacing their roofs? This is not about keeping up with the Jones! Homes built around the same time, experiencing the same weather conditions, need to be replaced around the same time.
